I wonder just how many folks got caught badly in the downturn in the market, when they bought a property at what looked like a bargain price, spent a thousands of pounds doing it up, in the vain hope of selling it on at a profit. A lot, I'm sure! The question is... is there still money to be made? How can the risk be minimized? When you spot a potential property, go fetch a Central estate agent, or more than one, and get an expert opinion. How much is the property really worth now? How much will it be worth if it was made up to a good condition? Get in a builder who is used to subbing out the various aspects of the trade, and get a realistic quote for the renovation work. Now work out your potential profit, and assess how badly the market would need to downturn to wipe that profit out, and land you in debt. Now you have a reasonable assessment of the risk. Don't forget... it's easy to start going over budget on the renovation. Make allowances for this! This are just some suggestions... not advice! Good luck!
